1. Description of Services:

A. Technical Due Diligence

Provide Specialized Technical Mechanical, Electrical and Plumbing Due Diligence for evaluating potential investments, ensuring operational, maintenance and life cycle goals are being complied with, and addressing safety concerns in regard to code compliance.

  • Develop Maintenance Life Cycle, and Replacement Plan for MEP Systems. Make third party testing recommendations; budget necessary correction or replacements based upon report.

B. Consulting Engineering/Plan & Specification Projects

  • Consulting Engineering/Plan & Specification Projects
  • Preparation of Engineering Design Drawings and Specifications for Mechanical, Electrical and Plumbing Systems. This would include initial conceptual design, project budgeting, systems analysis and construction document preparation for bid purposes.
  • Development of Mechanical, Electrical and Plumbing Systems design criteria and related budget costing.
  • Preparation of reports analyzing existing or proposed Mechanical, Electrical and Plumbing Systems with respect to capacities, energy usage, flexibility, quality, cost and performance.
  • System comparison reports
  • Energy Efficiency Assessments, Energy Modeling and Energy Management
  • Renewable Power Generation (Solar, Wind, Geothermal, Small Hydro)

C. Construction Manager/Owner or Surety Representative Services

We have the ability to complete Mechanical, Electrical and Plumbing Construction work under duress by implementing the following plan:

  • Assess existing conditions.
    • Review all project documentation including plans, specifications, contracts, correspondence, billings, change orders, procurement, and permit status.
    • Complete project survey, assessment, and produce and estimate to complete (per discipline).
    • Scheduling - Evaluate existing schedule, and produce resource loaded Primavera P3 schedule to complete.
    • Project Management - Provide management team to evaluate all aspects of project; including estimate to complete, and develop a plan to finish the project; including but not limited to the following:
      • Advise Construction Manager, Owner or Surety of existing, known, or possible claims by MEP Subcontractors. Audit all MEP Subcontractors to ensure all labor and materials are paid for.
      • Subcontractors - Utilize existing, or replace based upon performance; and consultation with Construction Manager, Owner or Surety.
      • Suppliers - Utilize existing, or replace based upon performance; and consultation with Construction Manager, Owner or Surety.
      • Schedule - Develop and execute schedule in consultation with Construction Manager, Owner or Surety. Evaluate schedule status and mitigate project acceleration, compression, delay and impact costs.
      • Project Close Out - Ensure all project close out needs are met. Standard close out documents include, but are not limited to the following:
        • As Built Documents.
        • Warranty Letters
        • Commissioning Reports
        • LEED© and/or Energy Star© certification

D. Design/Build Projects

Energy Projects Objectives:

The B&R Construction Services objectives of the Energy Audit and Implementation of ECMs and Renewable Power Generation are to identify, develop, and implement improvements that will substantially reduce the energy use and the overall cost of operating the facility.

We will provide our client with an energy audit, recommendations, design, bid and construction management services that involve a single point of responsibility for the Energy Audit and the Implementation of ECM (design and construction) process.
